The Beacon
The Beacon is the conversion of the existing redundant Hinchingbrooke Water Tower to provide a high end office building with a truly unique and outstandingly inspiring working environment with immense corporate impact appeal.

Originally constructed by The Corporation of Huntingdon in 1934 the existing concrete hollow core of the original Water Tower Structure will form the centre piece of a fusion, between new built structurally independent office, lift and stair floor plates structures. New office space will be provided; in a lower annex and a high level extension. Floor to ceiling glazing will offer uninterrupted views from the upper annex 7th, 8th and 9th floors; over the meadow and surrounding countryside.

The four floors of the lower annex incorporates a high quality pre-cast concrete wall, to the west elevation, punctuated by coloured feature windows. Each floor plate is arranged as a efficient fan shape from the central lift and stair core . Raised floors, accessible toilet and tea points at every level combine to provide the highest spec office accommodation.

The building is designed to achieve high energy efficiency standards. Sustainable and renewable systems include a 6MW vertical access wind turbine, photo-voltaics incorporated into the facades, Solar Thermal and ground source heat pumps. By re-using the existing redundant structure, rather than replacing it huge environmental savings are also made.

The Lower Annex Office Space

The lower four floors feature flexible and column free office space. An extraordinary 3rd floor will feature a partial glazed roof and all lower floors will incorporate exposed original tower concrete surfaces contrasted with the pre-cast concrete of the western wall. Exposed concrete soffits will divide Fresh Air Cooling, Heating and Lighting ceiling mounted services: arranged behind metal grill islands between the roof beams. Each floor provides its own uniquely designed Pod Toilet and Tea Area facilities.

2nd Floor Furniture Plan Office

The Upper Floors Office Space

The Upper Annex floor plates rotate the octagonal geometry of the existing tower through 1/16th to create a multifaceted glass beacon providing open plan column free office space. The external walls will be the full height structural glazing with Integrated Photo-voltaics and solid Aluminium Panels to limit solar shading. This high performance cladding system contributes to the ARUP Engineered noise dampening solutions that will silence noise from the A14.

Tower Core

The core of the building is housed in the original tower structure and, incorporates a steel stair, and two lift with one glazed for vertical circulation. The 360 degree glazed panel seperates the core from the upper floor structures and will flood light down to all levels through the voids and glazed floor panels through out the core.

Each office space enjoys at least two separate access points and all floors are provided with specially designed futuristic styled Toilet Pods that will be pre assembled off site and installed into the ground to the sixth floor central void. Additional toilets and showers are allocated in the 4th floor. Special Pods to house the building plant will be installed into the expansive and Cathedral like Fourth to Sixth floor Void.

Sustainability: Ground Source Heat Pump and Wind Turbine

The building's carbon dioxide emissions will be reduced by passive design and efficient systems. A ground source heat pump system will efficiently heat and cool the tower and heat recovery will recover waste energy, reducing the tower's energy demand. Renewable technologies will reduce the carbon dioxide emissions further by generating energy on the site. A wind turbine and facade panels with integrated photovoltaics will generate electricity for use in the building. Solar thermal panels on the roof will supply heat energy to reduce the domestic hot water energy load.
